Room in 4 1/2 - September 1st - Lease transfer

Looking for a person to take over my lease for a room in a 4 1/2, right next to the Vendome station. The apartment has a huge double living room, a kitchen and 1 bathroom. There is also laundry in the basement, as well as space for bike storage. The place is just 2 min walk from the Vendome station and a 2 min walk from Sherbrooke street; there is also a grocery store (Metro) just couple blocks from there. (Currently, there is a cat in the apartment, but she will move away with me.) Lease conditions: You would share the apartment with Amber (27y.o woman); we would prefer to find a woman or a non-binary person around the same age as her to take over my room. You would take over my lease form September 1st; the lease renews on October 1st. The rent for the whole apartment before October 1st is 1327$ (so 663$ for the room); after October 1st it’s $1433 (so 716$ for the room). Charges (internet, gaz, electricity) are not included.
